Jumeirah Village Triangle (JVT) Area Guide
Jumeirah Village Triangle (JVT) is a Nakheel-developed freehold community on the western side of Dubai, bordered by Al Khail Road and Sheikh Zayed Road, just south of its better-known sibling Jumeirah Village Circle. The community is laid out across nine districts and mixes low-rise apartment buildings with villas and townhouses in a Mediterranean-influenced architectural style, on a plot of roughly 2.4 million square metres.
JVT tends to be quieter and more villa-heavy than JVC, with a reputation as a family-oriented, suburban pocket of Dubai rather than an investment-heavy high-rise cluster — though, like JVC, parts of the community are still filling in with newer apartment developments.
Getting around
JVT has no metro station of its own — the nearest stations, Dubai Internet City and Media City on the Red Line, are several kilometres away off Hessa Street, so most residents drive or use taxis/ride-hailing. Al Khail Road and Sheikh Zayed Road both run along the community's edges, giving reasonably fast access to Dubai Marina, JLT, and Downtown Dubai by car.
Living in Jumeirah Village Triangle (JVT)
JVT leans more villa- and townhouse-heavy than JVC, giving it a quieter, more suburban feel, while still offering apartment options in its low- and mid-rise buildings. Al Khail Avenue Mall anchors bigger shopping and entertainment needs, and the community itself has smaller supermarkets, cafés, nurseries, and clinics spread through its nine districts for day-to-day life. It suits families and residents prioritising space and a slower pace over metro access or coastal prestige.
